This Putnam Valley home had all the ingredients of a beautiful old house – a great architectural style, plenty of outdoor space, the whole wooded setting and a classic exterior profile. But like so many of us, the house had been exposed to a lot of harsh weather and years of dealing with moisture and temperature fluctuations, and that was starting to show up in the paint.
C.E.T. Painting was brought in to do a full restoration of the exterior, fix up the failing paint, and give the house a brighter , more durable finish. We focused on bringing up both the looks and the protection, all while keeping the house’s natural charm intact.
What We Found
The exterior had its share of fading and peeling – and in some areas we were seeing some pretty widespread flaking and missing paint that was exposing the wood underneath. But it was the damage we found in the bottom corners and posts that really had us worried – the moisture had gotten into the wood and we knew we had to act fast to prevent things from getting worse.
The other problem areas were the sections of siding where the paint had failed completely – it was clear that the existing coating just wasn’t doing its job anymore. And if we’d just slapped some new paint on top of all that without fixing the problems first, well – we’d have just been covering up a bunch of underlying issues instead of actually fixing them.
The Restoration Strategy
C.E.T. Painting took a different approach here – instead of just looking at it as a simple re-painting job, we treated it as a full restoration project. We started by figuring out what areas needed the most work – specifically where the paint was loose or the wood was damaged – and we made sure to remove all the bad stuff so that our new finish would actually stick.
We then moved on to the areas that needed repair – the rotting wood, the rough surfaces, all that kind of thing – and made sure to fix those up before we even started painting. And because we wanted to make sure the work didn’t impact anything we weren’t painting, we kept a close eye on all the other exterior features – the windows, doors, landscaping, the deck, all that. It was all part of making sure the whole exterior was done right.
Building a Durable Finish from Scratch
If you want a good exterior coating, you can’t skip the prep work. So we started by removing the bad paint, smoothing out the rough spots, fixing the damaged wood, and preparing the surface so that we had something to work with. We paid special attention to the areas that were most prone to water and moisture damage – like the lower sections of the siding and the exterior posts and corners – and we sealed and primed those areas before we painted them.
We gave particular attention to the areas around the doors and windows, the garage framing, the deck railings and balusters, the roofline trim and fascia – all those spots where the siding, masonry and woodwork come together. And what we ended up with was a finish that was way more durable and long-lasting than if we’d just slapped some paint on top of the existing issues.
A Colour Update That Works
So what does the finished house look like? We went with a soft gray for the body of the house and crisp white for the trim. It gives the house a calm and updated look that really fits in with the wooded surroundings. And with the white trim and doors and garage, it all just comes together really nicely.
The Final Result
You can see the difference from just about anywhere on the property now. The newly painted areas look so much cleaner and more uniform, and the trim gives the whole exterior a lot more definition. And it’s not just the house and deck that look good now – it’s the whole relationship between all the different exterior elements that’s been improved. It all just feels more put together and cohesive.
