Restoring a Weathered Deck and Exterior Trim in Manhasset, New York
A healthy exterior paint job relies on way more than just a great colour. Before you even think about slapping on a new coat, the surfaces underneath need just as much attention – that means dealing with peeling coatings, exposed wood, and beat-up looking railings and trim that can’t just be covered up and expected to last.
C.E.T. Painting recently wrapped up a massive exterior restoration and painting project in Manhasset, NY, for a family home. The bulk of the work involved not just a large backyard deck, but also the stairs, railings, posts, balusters, and all the exterior trim that runs around the home’s big window sections.
The project photos give a good idea of just how bad the surface deterioration was, along with all the repairs that needed to be done before we could even think about applying the final coats.
Project Snapshot
Where: Manhasset, NY
What kind of property: Just a regular family home
Service: Exterior painting and wood restoration all in one
Main surfaces: Deck boards, stairs, railings, posts, balusters, window trim, and all the exterior woodwork
Main goal: Fix up all the failing exterior surfaces so we could give them a cleaner, more durable finish
When a Deck’s Wear and Tear is More Than Just Cosmetic

The backyard deck was in pretty rough shape – the red paint had mostly peeled off and we were left with a bunch of worn, exposed wood. The problems weren’t limited to high-traffic areas either – the deterioration was widespread, and showed up on stair treads, edges and pretty much everywhere that was exposed to the elements.
The white railing system didn’t fare much better. Paint had started to pull away from the posts, top rails, lower rails and balusters all over the place. In some spots you could see the bare wood right through the gaps, and other areas were just generally worn down around the joints and at the bottoms of the posts.
This isn’t just about how nice the place looks, either – once the paint starts to fail, the exposed wood becomes way more prone to moisture damage, cracking and decay.
Figuring out What Could Be Saved
The key to a really successful exterior project isn’t just slapping on a new coat of paint wherever you can see it – it’s about figuring out what materials are still good to go, and what needs to be repaired or outright replaced.
Our team worked through the deck boards, stair structure, railing sections, support posts, balusters and all the exterior trim to see what needed attention. Areas with loose or failed coatings needed a thorough preparation, while wood that was past its prime needed to be taken care of in a more direct way.
The photos show some of the balusters and railing components we had to replace with new wood. We also addressed some of the posts and lower railing sections where the wear was concentrated – this way we could keep the good stuff intact while fixing the parts that were holding things back.
Our Restoration Plan
This particular Manhasset project was a combination of repairs, preparation, protection, and the final exterior painting job.
We had to remove all the loose and peeling material so that the new coating would actually stick. Exposed wood needed to be prepped to create a more even base, and we had to make sure all the transitions between old and new components looked good.
The deck steps, big floor areas, perimeter railings, and higher up sections all had lots of edges, corners and joints to deal with – each one needed to be treated individually rather than just blanket-painting the whole thing.
Special attention was paid to all the places where the posts meet the deck boards, where the balusters connect to the rails, and where stair treads and risers get the most wear and tear – these are the spots that tend to develop problems pretty quickly and need a bit more TLC.
Fixing That Railing System
The white railing system was probably the most detailed part of the whole project.
Unlike a solid wall, a railing has lots of individual components – each baluster has multiple sides, and every post has corners, tops, bottoms and connection points. When paint fails in just one small area, it can really stand out because of the contrast between the white paint and the exposed wood.
We ended up replacing a few damaged balusters, and the rest needed some serious prep work before we could refinish them. New and existing materials had to end up looking like they belonged together once the final coat was on.
The restored railing was designed to look great again and also provide better protection from the elements – rain, humidity, sunlight – you name it.
Getting the Deck Ready
The deck itself was a mess – the red paint had worn thin in some spots, and in others it had just plain disappeared, leaving the weathered wood exposed.
You can’t just slap a new coat on top of all that loose, failing paint – that would just lead to an uneven finish and more problems down the line. So the deck required some serious prep work before we could even think about recoating.
Our team focused on making sure the main platform, stairs, perimeter edges and all the transitions around the posts were properly prepped – that way the new finish would stick to the wood rather than to layers of loose, failing paint.
Decks get direct sunlight, foot traffic, furniture, and all the rest – so proper prep is super important for long-term performance.
The Trim Around the Windows
The project also included restoring all the architectural trim around the big window sections on this house.
That trim does a lot to make the house look good, but it also needs to help keep the transitions between the home’s exterior and interior nice and tight. The photos give you a look at sections where exterior trim work & protective weather barriers were installed – importantly, around the windows. These areas needed to be coordinated so the paint job would match the look of the surrounding siding, soffits and existing white architectural details – ie it all had to look like one cohesive piece.
Once we’re all done, the renewed trim really helps to bring out the definition around the windows and keep the home’s traditional polished look intact.
The Attention to Detail That Matters
From a distance, exterior painting projects often look super straightforward. But the truth is, it’s all about the hundreds of smaller decisions that get made along the way.
On this particular project “granny’s house”, our team had to be super careful with transitions between old & new wood, coat all the narrow railing parts, work around dense landscaping that was literally everywhere, keep the home’s siding & windows safe and protected, and even find ways to reach all those hard to get surfaces that are on different levels.
The completed work all depended on paying super close attention to a whole bunch of things – such as:
- The deck & stair topcoats that were starting to peel off
- All the old & weathered wood that’s been exposed to the elements
- Railing posts and balusters that were damaged or just plain broken
- New parts we needed to put in to replace the old ones
- Post caps, corners, joints & bases – everything needed to match up just so
- The trim around the windows & architectural details on the outside
- All the areas that got wet all the time or were walked on constantly by the family
- Making sure the finished look was the same across all old & new materials
The Transformation We Achieved
Now this particular home – which was looking pretty beat up from the outside – has been totally transformed into the well-restored foundation it was meant to be.
We didn’t just slap some new paint on the damaged parts and call it good – we actually went in and addressed all the problems that needed fixing. Peeling & unstable coatings got attention instead of being just covered up with another layer. We made sure the deck, stairs, rails, posts, trim & really everything else got the preparation it needed to have that super dependable exterior finish.
And the end result is that the new white railing system really pops against the light siding & traditional architecture now. We were able to create a more consistent look around the deck by repairing the damaged posts & balusters, and the updated exterior trim really helps to clean up the definition around the big windows now.
And all of this was done so that we could actually fix the root cause of the problem – not just slap a quick coat of paint on it to make it look better for a little while.
What You Can Expect to See
This Manhasset home now has an exterior that looks a lot better maintained & will be way better equipped to withstand all the craziness that comes with living in Long Island.
The newly restored deck & railing areas give the home a smoother transition from the house to the backyard. We were able to make the repaired exterior components look like they’ve always been there, and the improved prep work gives the protective coatings a super solid foundation to come back to.
We were able to preserve most of the existing deck by just replacing the damaged parts & fixing the areas where the coating had failed – this way we didn’t have to rip everything out & start from scratch like a total wrecking ball.
Why Preparation is Absolutely Key
You can’t just paint over damaged wood or fix up a coating that’s all loose underneath – that just doesn’t work. If you rush the prep work then the new paint may look great for a little while but before long it’ll start failing as the old layers start to separate again.
This Manhasset project really shows you why restoration has got to come before painting. Scraping, repairing, replacing, sanding, priming & protecting the surrounding property is all super important for a finish that’s actually going to last more than just one season.
